This is a new CarMax Auto Superstore consisting of a 17,758 SF sales and service building and a detached 936 SF carwash building. The 9.66 acre site was previously developed as a Walmart store. The existing store has been demolished down to slab-on-grade and further demolition of the slab, foundations, underground utilities, and existing pavement will be part of the scope of the bid. CarMax will be developing the entire site but a portion of the site will not be paved to be held as green space for future expansion of parking lots. The scope of the project includes some off-site improvements on Goffs Falls Road to accommodate relocation of an existing access easement for the adjacent Honda dealership. The sales building is a steel-framed building with masonry veneer and storefront with feature entry towers and the service and carwash buildings are load-bearing masonry construction. All masonry (building and site walls) is to be weatherproofed with an elastomeric coating system. The buildings will be constructed on conventional spread footings bearing upon subgrade improved through over-excavation and re-compaction. The scope of this project includes tying in water, gas, power, telephone, and sanitary sewer to existing utilities in on-site easements or through new stubs at the property line. Bidders should carefully review the documents for all Owner-furnished/Contractor-installed (OFCI) materials. A summary of the major items that are OFCI are: 1. The entire steel package – to include but is not limited to, structural steel, miscellaneous steel (pipe bollards, shop reel trapeze, RTU screen steel, etc.).
