The scope of the work on this project includes but is not limited to the construction of a new 3-story residential, condominium building on the site of the original Building C that was recently destroyed by fire in the Spring 2015. The new building will consist of 38 Units of both 1 and 2 bedroom Condos, based upon a 1975 design, upgraded to the current RI Building and Fire Codes. The condominium building project will entail wood frame construction throughout with steel structural columns and a fire barrier wall will separate the building in two. A full building sprinkler system will be constructed to NFPA 13R, including a dry system in the attic, and beneath the exterior decks. A complete fire alarm system is also included. The work will include all site work indicated on the project civil drawings as defined. This includes both on site and off site work in whole or in part as indicated. No passenger elevator is required for this project. Remove as indicated and/or as necessary, to properly complete the work, any remaining existing concrete foundations &/or slabs [not removed by the demolition contractor] and existing de-energized site underground utilities indicated.
